A tenant buyer will in the future be able to purchase the property they are living in at an agreed time, usually within 3-5 years or sometimes even longer,  and at an agreed fixed price. The tenant buyer status actually gives you all the benefits of home ownership without the difficulty of getting a mortgage.

When you make your first payment, you get the keys and paperwork for your new home,  which makes our agreement legally binding.  It’s a bit like buying on hire purchase; you make the monthly payments and at the end you have the choice to own or even not to own.  You can walk away at any time so you can keep your options open at all times.

Usually 24–36 months renting like this is long enough to get a decent deposit and arrange a mortgage, if that’s what you decide. In the meantime you get to improve the house and decorate it to your taste. Let it be the home you’ve always wanted.  In this time you also have the time to repair any problem credit rating you may have.

How it works

  • We will source Property Landlords and Property Owners in your area that want to sell their property on our Rent to Buy Scheme.  If you are then happy from the choice of properties we offer,  we will be happy to consider you for our programme, and discuss whether our solution suits you.
  • We can move you in fast if you like the property.
  • The whole process is really simple. You won’t have to wait for a mortgage offer. Our tenant buyers are often settled in their new home within days or weeks, not months! You agree with the seller how many years you may take to buy the property, let us know how much starter money you have, your monthly rental and any extra monthly option payments you are making.
  • We then simply enter into an Option to Purchase Agreement. We’ve had people move in with all the legal paperwork sorted in a couple of days before now! All the legal work is done through solicitors, we use solicitors that are familiar with this kind of purchase and are very efficient. We ensure that you are involved, every step of the way.
  • You are free to add value and improve the house during the period as any traditional homeowner would.
  • At the end of this option time you purchase the property at the previously agreed price and any equity the property has gained from improvements etc is all yours.
  • As a Tenant Buyer you don’t have to buy the home at the end of your option/rental period.
  • If you change your mind then you simply don’t have to buy the property and you can just move on.
    So instead of paying like a normal tenant and paying dead rent after say 3 years, you as tenant buyer will be able to use some of that money towards buying your home.

How long does it take?

The entire process takes approximately 2-3 weeks or as soon as all the relevant paperwork is completed and signed, you can move in your own home.

How much money to get started

You will need a little bit of savings to get started, but not as much as the banks would ask. This getting started money all comes off the final purchase price you have fixed upfront. You are investing in your dream from day one. This investment money will vary based on the property but we estimate around 2-5% of the fixed house price.

How much monthly?

There is a fixed rental payment each month that you agree; this agreement is made between yourself and the seller during the option period. You can choose to make additional payments which can reduce the final purchase price or become part of your deposit when they decide to purchase the property later on.

What happens at the end?

You just tell us you would like to buy the property and we organise the paper work.
If you choose to purchase the property at the price you agreed at the beginning, your “Getting Started Money” and your” Extra Monthly Option Payments” will form part or all of your deposit or could come off the fixed purchase price.

Example of a Tenant Buyer Situation

Mr & Mrs Lewis find a property they like on the and want to enter into an agreement to purchase the property in 4 years time.

This is how it works

  • Today’s market valuation of the property in 2011 is £100,000.
  • Mr and Mrs Lewis will pay £100,000 for the property in 2014. (This date is agreed, normally 3 years but can be up 5 years and sometimes even longer)
  • If the property is worth more in 3-5 years time, say £120,000, Mrs and Mrs Lewis will keep the extra growth/equity.
  • Mr and Mrs will pay £2,500 upfront “Starter Money” (Tenant Buyer Deposit) which will come off the purchase price at the end of the 3-5 year term plus £2,500 (2.5%)(Property Buyer Cash Set Up Fee).
  • Mr and Mrs Lewis will pay the market rent for the property e.g £500 per month for the duration of the 3-5 year term with NO INCREASES.
  • Mr and Mrs Lewis will also pay an extra £75 “Top Up” per month on top of the monthly rent payment, these “Top Ups” can come off the purchase price at the end of the 3-5 year term.
  • Mr and Mrs Lewis also have the chance to increase the "Top Up's" at any time which will help increase their deposit for when they come to actually purchase the property.
